ANS Management, LLC was founded in 2022 and is based in Houston, Texas. The company is a 50/50 partnership between Andrew Nguyen and Steven Dang and was established to provide full-service commercial property management with a particular strength and focus in retail assets.
ANS Management was formed after identifying a consistent gap in the Houston market, particularly within the local Asian-American real estate community. Many property owners expressed dissatisfaction with traditional, "old-school" property management firms that lacked responsiveness, cultural awareness, and flexibility.
ANS Management was created to address those concerns by offering hands-on, detail-oriented management tailored to the needs and expectations of its ownership base.

Today, ANS Management oversees a portfolio of more than 30 commercial properties throughout the Greater Houston area, ranging from New Caney and Willis in the north to Richmond in the south.
The firm manages both retail and industrial properties, with retail centers representing its core area of expertise. Services are fully comprehensive, covering day-to-day operations, tenant relations, financial administration, vendor coordination, maintenance oversight, and ownership reporting.
ANS Management does not perform leasing activities, allowing the firm to remain focused exclusively on operational excellence and asset performance.

Andrew Nguyen
Managing Partner
Andrew Nguyen is a Houston-born commercial real estate professional with 10+ years of experience in property management, operations, and asset oversight. He began his career in 2011 and spent over a decade with firms including Henry S. Miller and Wulfe & Co., managing retail and commercial assets across the Houston market.
A 2011 Texas A&M graduate in Human Resources Development, Andrew brings a people-first approach to tenant relations and negotiations. Raised in a family deeply rooted in commercial real estate ownership and operations, he offers an owner-minded, hands-on management style built on transparency, accountability, and long-term value creation.
Steven Dang
Managing Partner
Steven Dang is a Houston native with 7+ years of experience in commercial real estate operations and asset performance. A University of Houston Bauer College of Business graduate, he started as a business consultant and brings a disciplined, client-first approach grounded in sound judgment and transparency.
He’s skilled in negotiating leases and vendor contracts, balancing operational efficiency with tenant satisfaction to support stable occupancy and long-term value—shaped by growing up in a family that owns and operates a large commercial real estate portfolio.
